Delos aligns with TPP Capital Management Group to advance accessibility of health and well-being solutions across qualified opportunity zones
North Philadelphia’s Tioga District will be the first community to benefit from the opportunity for improved well-being of community members while also serving as a case study in cross-sector collaboration for Black urban neighborhoods in opportunity zones throughout the country
[Philadelphia, PA – December 7, 2020] — Delos, a global wellness real estate and technology company based in New York, today announced its intended collaboration with TPP Capital Management Group (TPP), a Philadelphia based Black-led social impact private equity fund manager and healthcare real estate development firm, to advance health and wellness through buildings in urban communities. Supported by Forefront, a consultant that will provide on-the- ground support and counsel, the partnership will launch with a focus on evidence-based healthy building strategies and solutions for the Tioga District, a federal qualified opportunity zone and a food, health and wellness desert in Upper North Philadelphia.
Delos and TPP are currently planning on integrating Delos Home Wellness features across 82 workforce housing condominiums for middle-income service workers and 84 fully furnished mixed-Income 55+ senior residences for seniors with chronic medical conditions ( e.g., hypertension, heart disease, diabetes, obesity) and restrictive diets. Among many of Delos’ Home Wellness features is DARWIN™, a system designed to enhance human health and well-being by monitoring, calibrating and responding to changing indoor environmental conditions. The DARWIN network focuses on four main components: air filtration to help eliminate pathogens, allergens, and other airborne pollutants; water purification to remediate water quality concerns; and dynamic circadian lighting and comfort-focused technologies to help improve sleep quality and improve energy levels.
“Delos and its CEO Paul Scialla are the catalysts of the health and wellness building movement, and we are excited about our planned partnership,” said Clinton Bush, Chief Strategic Officer at TPP. “It gives us the competitive edge in innovation and technology to build healthy buildings across our asset class, and to build a healthy community, a healthy environment, a healthy city, a healthy state, and a healthy nation, because a healthy sustainable planet matters, a healthy environment matters, and black and brown health matters.”
In response to COVID-19, Delos will also support TPP and Forefront to bring Delos’ advanced air purification solutions, along with broader health and wellness interventions, to Black urban neighborhoods in qualified opportunity zones throughout the country. Delos was recently selected by the New York City Department of Education to provide its air purification units to NYC schools and will leverage its experience in the education sector as part of this collaboration.

“Now more important than ever, our health and well-being are fundamental to the economic growth of our communities,” said Scialla, CEO of Delos. “By committing to leverage buildings and shared spaces within the Tioga District as vehicles for public health, TPP is demonstrating tremendous leadership across real estate and city planning, social impact and economic development.”
