Phipps Center for Sustainable Landscapes
The Delos Headquarters Office is a 19,000 square-foot space at 860 Washington Street in New York City. The office spans the fourth and fifth floors of the building, and includes a 1,520 square-foot terrace on the 4th floor. The north, east and west facing walls are full glass curtain walls with views overlooking Washington Street and the High Line, a nearby elevated park. The office includes a diversity of space types from open seating areas, a couple enclosed offices, conference rooms, a wellness room and an array of huddle and focus rooms.
The project is pursuing WELL Certification, as well as LEED v4 and Living Building Challenge Petal Certification. To complement these certifications, the office features a multifunctional lab space to process wellness data from a network of environmental sensors throughout the space, an enhanced circadian lighting experience with dynamic lighting that produces a range of equivalent melanopic lux levels, an integrated approach to biophilic design that includes indoor plant walls and an outdoor terrace, and a full café with healthy snacks for employees and visitors. Delos uses the space to showcase design strategies, technology platforms, and operational strategies that optimize the health and well-being of those who visit and work there.
